Smart Home & Building Automation

One system for the lights, the cooling, the gate and the front door

Wireless smart locking for residences

Lighting, shading, climate, intercom, gate and door control on a single platform for villas, compounds and residential developments. Specified with the MEP package and commissioned properly in Saudi Arabia.

A smart home that was assembled from separate apps is not a smart home. The lights answer to one product, the split units to another, the gate to a remote in the car and the front door to a key. Real automation means one platform, one interface and one set of rules, so a villa behaves as a single system rather than a shelf of gadgets.

In the Kingdom, cooling is the dominant running cost of a home, and it is where automation pays back first. Zoned climate control, scheduling by occupancy, and motorised shading that closes against the afternoon sun on west-facing glazing all cut the load on the air conditioning. Those savings are measurable and they continue every summer for the life of the building.

Security at a villa is a chain, and the automation should manage the whole chain. Compound or driveway gate, garage door, video intercom at the street, electronic locking on the main door, and a way to let a delivery or a house-keeper in remotely with an access record afterwards. Handled as one system, it is coherent; handled as separate purchases, it leaves gaps between the products.

Convenience is what the family actually notices day to day. Scenes for arriving, leaving and sleeping, lighting that adjusts through the evening, curtains and blinds on schedule, irrigation that skips a cycle after rain, and control from a wall keypad, phone or voice. The best result is a home that needs less attention, not one that demands more.

Cabling decisions are made once, during construction. Wired control buses, structured cabling and adequate containment cost very little at first fix and are extremely expensive to add to a finished villa. Where a retrofit is needed, reliable wireless control is available and works well, but the choice should be made knowingly rather than discovered after the plaster is on.

Developers and contractors building compounds, gated communities and residential towers need repeatability. A standard smart package specified once and deployed across every unit gives a consistent handover, a known commissioning process, one training approach for residents and one support route afterwards. That is a very different proposition from bespoke systems installed unit by unit.

Reliability comes from design, not from the brand on the box. Control panels need a ventilated position, power supplies need protection, and the system needs a defined behaviour when the internet is down: lights, locks and gates must still work locally. Hardware exposed outdoors, from gate operators to intercom stations, has to be specified for Saudi sun and dust rather than a European climate.

We work with developers, consultants and MEP contractors from drawing stage through to handover, and with individual homeowners upgrading an existing villa. That includes design and device schedules, coordination with the electrical package, installation, programming, resident handover training and ongoing support from Al Khobar and Riyadh.
